  • Continues to accelerate portfolio growth in Singapore with S$1.3 billion of investments in 2025

  • Proposed acquisition of a portfolio of three properties in Singapore (Target Portfolio) for approximately S$565.8 million1 (Total Purchase Consideration).
  • The Target Portfolio consists of 2 Pioneer Sector 1, a ramp-up logistics property; Tuas Connection, a light industrial property; and 9 Kallang Sector, a high-specifications industrial property (collectively, the Target Properties, and the proposed acquisition of the Target Properties, the Proposed Acquisitions), to be acquired from Vita Partners.
  • The Proposed Acquisitions are expected to be completed by 1Q 2026.

8 Oct - Launch of Private Placement to Raise Gross Proceeds of No Less than Approximately S$113 million

  • Subject to relevant laws and regulations, the Manager intends to use the gross proceeds of no less than approximately S$113.0 million from the Private Placement in the following manner:
    • approximately S$109.6 million (which is equivalent to approximately 97.0% of the gross proceeds of the Private Placement) to partially finance the Acquisition; and

    • approximately S$3.4 million (which is equivalent to approximately 3.0% of the gross proceeds of the Private Placement) to pay the estimated fees and expenses, including professional fees and expenses, incurred or to be incurred by Keppel REIT in connection with the Private Placement,

      with the balance of the gross proceeds of the Private Placement, if any, to be used for general corporate purposes and/or working capital purposes.

8 Oct - OUE REIT Issues S$150 million 2.75% 7-Year Investment Grade Green Notes

  •  Achieved peak orderbook of S$412.8 million at initial price guidance of 3.05%

  • Final pricing tightened to 2.75%, a 30 basis points (“bps”) reduction from the initial price guidance, and 115 bps compression from the previous 7-year investment grade green notes issued in September 2024

  • 80% allocated to institutional investors

  • Average term of debt lengthened to 3.6 years from 2.7 years as of 30 June 2025 on a pro forma basis following Notes issuance and OUE Bayfront refinancing completed in August 2025

  • Weighted average cost of debt reduced to 4.0% per annum (“p.a.”) from 4.2 % p.a. as of 30 June 2025 on a pro forma basis

  • Only 16.2% of the total debt is due in 2026

The iEdge Singapore Next 50 Indices: Which S-REITs Are Included?

The Singapore Exchange (SGX) has rolled out the iEdge Singapore Next 50 Indices, designed to capture the performance of mid-cap companies that fall just outside the Straits Times Index (STI)’s top 30. The move underscores SGX’s ongoing effort to broaden investor access to Singapore’s equity market beyond its blue-chip heavyweights.

The indices track the next 50 largest companies listed on the Mainboard, excluding the STI constituents, and are structured for liquidity and replicability. Two variations have been introduced. The iEdge Singapore Next 50 Index is weighted by free-float market capitalization, while the iEdge Singapore Next 50 Liquidity Weighted Index uses a liquidity-based weighting measured by six-month median daily traded value. Both cap individual stocks at 5% to avoid overconcentration.

To qualify, companies must have a minimum free float of 15%, market capitalization of at least S$100 million, and a six-month median daily traded value above S$100,000. Constituents are screened quarterly in March, June, September and December. The methodology ensures that only sufficiently liquid and investible mid-cap names are included, while systematic caps redistribute excess weightings to maintain balance.

By spotlighting companies just below the STI threshold, the indices are expected to serve as a reference point for new investment products and a gateway for passive fund flows. For investors, the launch creates a tradable mid-cap benchmark that complements the STI and REIT-focused indices, while offering exposure to a broader pool of growth opportunities in Singapore’s market.
