11 Aug - Proposed Sale of NetCo Bonds and Preference Shares

Background- Information on the NetCoBonds and Preference Shares

On 22 December 2021, Keppel DC REIT, through the Trustee, in its capacity as trustee of Keppel DC REIT, subscribed bonds issued by NetCo (the “NetCo Bonds”) for a total subscription amount of S$88.7 million. Under the terms of the bonds, Keppel DC REIT will receive S$11.0 million per annum (comprising both principal and interest) for a period of 15 years from the date of issuance of the NetCo Bonds.

As part of the same transaction and to provide additional protection to Keppel DC REIT for the investment in the NetCo Bonds, Keppel DC REIT, through KDCR Singapore 2 Pte. Ltd., subscribed for 100% of the preference shares issued by NetCo (“NetCo Preference Shares”) for a subscription amount of S$1.0 million. The NetCo Preference Shares entitle Keppel DC REIT to have 50% representation on the board of directors of NetCo.

11 Aug - CapitaLand Ascendas REIT Embarks On Its First Logistics Developments In The UK For S$350.1 Million

CapitaLand Ascendas REIT Management Limited, as the manager (the “Manager”) of CapitaLand Ascendas REIT (“CLAR”), is pleased to announce the proposed acquisitions (the “Proposed Acquisitions”) of two plots of freehold land in the East Midlands, a key logistics market in the United Kingdom (“UK”).

A total of four new logistics properties will be developed (the “Proposed Developments”) on the land plots known as Manton Wood and Towcester (the “Properties”). With one and three logistics properties to be developed at Manton Wood and Towcester respectively, the estimated total investment cost is approximately S$350.1 million1 (£203.5 million) (the “Total Investment Cost”).

13 Aug -  Proposed Divestment of a Property in Australia

Mapletree Logistics Trust Management Ltd., as manager (the “Manager”) of Mapletree Logistics Trust (“MLT”), would like to announce that HSBC Institutional Trust Services (Singapore) Limited (in its capacity as trustee of MLT) has, through an indirect wholly-owned sub-trust established in Australia, entered into a Contract of Sale with an unrelated third party for the proposed divestment of 28 Bilston Drive, Barnawartha North, Victoria, Australia (the “Property”) at a sale price of AUD60.0 million, or approximately S$50.4 million1 .

12 Aug - Half Yearly Results

PRIME’s 1H2025 net property income increased by 1.1% to US$35.8 million compared to US$35.4 million in 2H2024. Distributable income increased by 12.3% to US$16.7 million from US$14.8 million in 2H2024.

Focus on Leasing and Extending Portfolio WALE, with a Path to Stabilisation

With return-to-office momentum accelerating and increasing U.S. office leasing demand, PRIME has seen increased interest and leasing activities at several assets. Given PRIME’s ample debt headroom and access to committed undrawn facilities, PRIME was able to actively pursue major tenant opportunities, as prospective tenants increasingly favour landlords with robust balance sheets and strong liquidity positions.

Distribution

While leasing momentum has accelerated, the Manager continues to prioritise reinvestment in the portfolio to activate the newly signed leases and maximise long-term value. A distribution of 0.12 US cents per unit has been declared for 1H2025, maintaining a 10% payout ratio of distributable income but representing a modest increase from 2H2024’s distribution per unit.
